A Generational Shift That Changes Everything

The real estate landscape has transformed dramatically.
Today’s typical homebuyer is barely touching age 40, with Millennials and early Gen Z dominating the market. Meanwhile, the average agent is approaching 60.

And as someone who just celebrated my own 60th birthday — three decades after stepping into real estate — I’ve felt this shift firsthand.

I mean, truly…
one minute I was the young “next-generation” agent, and the next minute I’m showing homes to buyers who call me “Miss Gigi” with the same tone I used to reserve for my middle school teachers.

Somewhere between fax machines leaving the industry and TikTok entering it, the roles flipped.
Our experience grew — and so did the communication gap.

How to Reframe the 10 Core Qualifying Questions for Today’s Buyer

1. Motivation

“Tell me what’s prompting the move — what would a successful next step look like?”

2. Budget

“Most buyers explore a few price points depending on payments. What numbers feel comfortable for you?”

3. Mortgage Status

“Have you had a chance to talk with a lender yet, or are you still exploring?”

4. Location Fit

“Which neighborhoods feel like the best match for your lifestyle?”

5. Timeline

“Ideally, when would you love to be settled into your next home?”

6. Must-Haves

“Paint me a picture of your ideal home — then tell me what would just be bonuses.”

7. Concerns

“A lot of buyers feel uncertain today. What part feels most stressful for you?”

8. Decision Makers

“Who else should we make sure feels comfortable as we move forward?”

9. Experience Level

“How familiar do you feel with the buying process? Want a quick overview?”

10. Commitment Level

“Have you connected with any other agents yet, or still exploring who feels like the right fit?”

No pressure.
No interrogation lamps.
Just conversation.

It’s Not About You — Just Listen

One of the biggest mindset shifts for today’s agent is realizing this:

Great agents don’t dominate the conversation — they create the space where buyers feel safe to speak.

“So what I’m hearing is…”

Validate Emotions

“That makes total sense.”
(This one line can reduce buyer stress faster than quoting mortgage rates.)

Ask Permission Before Moving On

“Is it okay if I ask something that helps guide you better?”

Bridge Your Questions

“That helps — and it brings me to something related…”
(Smooth. Natural. No interrogation vibes.)

Take Notes Warmly

“I’m jotting this down so I can serve you accurately.”
(And remember: eye contact. Not like you’re filing a federal report.)

The Bottom Line: Modern Buyers Aren’t Hard — They’re Evolving. And So Must We.

Today’s buyers aren’t “difficult” — they’re simply operating with new expectations, new stress points, and a new definition of what trust looks like.
